Energy Performance Certificates (EPCs)

Since October, 1 2008 EPCs are required by law for all buildings built, rented or sold. EPCs are designed to help improve the energy efficiency of buildings. 

These certificates provide the calculated Asset Rating of the building and compare it with benchmarks.  The EPC is based upon:
  • The fabric performance including orientation and passive design features 
  • Internal conditions maintained
  • Mechanical building services 
  • Lighting
  • Renewable and CHP features
 
The EPC is the result of a calculation based upon the building and is compared with how a notional building, that complies with current standards, would be expected to perform.
 
The certificate displays the energy efficiency or inefficiency of a property, graded from A to G (A being most efficient).  Similar to DECs, EPCs are accompanied by a Recommendations Report.
 
EPCs must be lodged by an accredited Energy Assessor.  ABS employs CIBSE certified Low Carbon Energy Assessors authorised to produce DECS and EPCs.
