Facilities Management - The ABS approach

Facilities Management within the UK has evolved and developed over recent years to become a vital element of all large organisations. The FM department manages most or all non-core activities. Facilities Managers are responsible for the very infrastructure upon which companies depend.

ABS consulting was one of the first consultancies to grasp the importance of these changes and to refine its approach to meet the new demands.  Whilst concept, design and build are crucially important stages in the life of a building the OPERATION of the building is where the value of the building is delivered. Poor operation leads to inefficiencies, waste and operational failure. Previously the operation of a building was seen to be a low skill process requiring minimal input. This is now seen to be completely erroneous. Buildings, their internal environments, their servicing and their systems are dynamic entities that require awareness, flexibility and informed management.

The majority of buildings house people, and people (including their salaries) comprise the largest business cost of most companies. A small (say 2%) improvement in the efficiency of occupants can have an enormous cumulative effect on the bottom line. By operating and servicing a building intelligently such improvements (and more) can be achieved on a permanent basis.

ABS has therefore focussed its products on measuring the performance of buildings and their servicing, on improving performance and on maintaining good performance.
